Your Next Remodel Might Be Smarter Than You Think

Smart Remodel

Today’s homeowners aren’t just updating their kitchens or adding extra space—they’re using technology to make their homes more efficient, secure, and responsive to daily life. Whether it’s lighting that adjusts with the sun, showers that support wellness routines, or smart systems that control everything from energy to elder care, remodeling is getting a high-tech makeover.

Over the past year, NARI has teamed up with Sphere Trending—a think tank known for forecasting what’s next in home, architecture, and design—to uncover how tech is transforming the way we renovate. Here are five smart solutions shaping the homes of tomorrow.

Smart Remodel

1. Smart Lighting Systems
Integrated lighting with color-changing capabilities, automated dimming, and voice or app control are increasingly being embedded into ceilings, cabinetry, and even outdoor spaces. These features are no longer considered high-end extras—they’re becoming foundational to modern home design.

“Some modern lighting systems can be just as cool as hanging art or setting up entertainment centers,” says Mandi Mankvitz, president of Sphere Trending. “When you think about smart lighting, it can be something that's literally part of the construction process.”

2. Energy Management Technologies
Smart thermostats, solar roofing, and multi-zone HVAC systems are now central to energy-efficient renovations. And while environmental impact remains top of mind, practical benefits such as lower utility bills are driving adoption across generations.

“Sustainable is a non-negotiable for millennials and Gen Z,” notes Susan Yashinsky, vice president of innovation trends for Sphere Trending. “They’re living the effects of climate change. But older generations are also realizing [energy management technology] can be a way to save money.”

One often-overlooked innovation? Smarter shading. “Simplifying shading and making it smarter can really make the biggest impact on your home’s interior climate,” Mankvitz adds. “Some systems detect the sun and adjust automatically—lowering the shades before it gets too hot or before the HVAC kicks on.”

3. Smart Security Systems
Homeowners are increasingly integrating advanced door locks with biometric access, video doorbells, and smart package delivery systems. The emphasis is on seamless control and peace of mind—whether at home or halfway around the world.

While some homeowners may hesitate to adopt smart doorbells or cameras at first, many are drawn to the broader benefits of automation. For example, integrated systems can trigger lights to turn on when someone pulls into the driveway or automatically start recording activity. These technologies go beyond simple access control—serving as a central point for managing what’s happening both inside and outside the home.

4. Wellness-Focused Technologies
From AI-powered air quality monitors to circadian lighting and smart showers, wellness is emerging as a driving force in home innovation.

“Wellness is becoming bigger and bigger as we understand that home can not only function, but it can actually enhance our wellness,” Yashinsky explains.

That trend is particularly important when considering how homes support aging in place. “Elderly care technology is becoming essential. We see smart home integration that supports senior independence, including medication management, telehealth, remote monitoring, and robotics,” she adds. “AI can sense health issues and trigger alerts—offering caregivers peace of mind. And wearable health tech is growing fast.”

5. Home Automation Platforms
Whether adjusting the thermostat, turning off lights, or securing the home, centralized control is becoming the new norm. Platforms that integrate lighting, climate, security, and entertainment—often through voice assistants like Alexa or Google Home—are reshaping expectations for everyday living.

“The goal of technology isn’t just because it’s cool,” Mankvitz emphasizes. “It’s that it makes our environments react without us having to do anything—and perform the way we want them to. It’s about comfort.”
Yashinsky agrees: “The smart home is growing at a huge rate—not only because it’s helpful to our safety and security, but because it supports our wellness and creates a labor-free lifestyle.”

Technology with Purpose
These innovations aren’t just about flash—they’re functional upgrades that increase home value, comfort, and convenience. As homeowners look to the future, remodeling isn’t just about walls and finishes anymore. It’s about building smarter, healthier, and more responsive spaces.

“NARI remodelers are at the forefront of this transformation,” says NARI President Aaron Enfinger, CR. “By understanding and integrating these tech trends, they help homeowners future-proof their investments—and live better every day.”
